What is an HOA?

Homeowners Associations (HOAs) are generally established as non-profit mutual benefit corporations meant to maintain aesthetics, property values, and overall quality of life within a community. Similarly, the Trails at Beech Creek (TBC) HOA is a non-profit corporation created specifically to provide for the maintenance, preservation, and architectural control of the individual properties, common areas, and amenities. An HOA is comprised of its members, which, for TBC, are all the homeowners. The members pay the assessments which fund the HOA and elect the governing body of the HOA.

In short, the TBC HOA:

  • Maintains the common areas and amenities, such as the clubhouse, pool, tennis courts, trails, playgrounds, and storm water management facilities
  • Enforces restrictions on what members can and cannot do with their TBC properties and with the common area and amenities
  • Provides for limited common services, such as weekly collection of trash and recycling
