What do I need to do to modify the exterior of my home / property?
As provided in Article V Section 2, you will need approval from the Architectural Review Committee (ARC) before placing or building any structure on your property or making any addition, change, or alteration to the exterior of any structure and/or contour of any Lot.
Obtaining Approval
To obtain approval from the ARC, complete the Architectural Modification Request web form. Overall, you will need to provide:
- Complete plans and specifications for the proposed structure or alterations, showing:
- dimensions and location(s)
- For new or extended structures, the placement information must be accurately depicted on a plot map, plat map, or survey map for your lot.
- Alterations to the exterior of an existing structure are typically best shown with a contractor’s rendering or as markups on a picture of the current structure.
- exact material(s) and color(s)
- dimensions and location(s)
- Any other documents or images necessary to provide:
- the proposed construction schedule
- a designation of the party or parties to perform the work
- photograph(s) of the existing conditions, including the structure(s) or area(s) to be altered
- representative imagery of the intended end result, where feasible
- Any other information requested by the ARC after receipt of your request
Alternative/Backup Submission Process
Alternatively, you may submit a single PDF through your FSR Resident Connect account or via email with the following contents:

- other information requested by the ARC after receipt of your request
To amend your request for any reason, follow the same steps you did to submit a new request.
Exemptions
Architectural review is not required for:
- “the planting of trees, shrubs, and flowers within four (4) feet of the wall of the dwelling located on the lot”
- “reasonable holiday decorations,” which may not be setup greater than 45 days prior to the subject holiday and which must be removed within 15 days after the subject holiday
Additional Details
- Permits: You are still responsible for obtaining any necessary permits and governmental approvals.
- Construction Window: Unless specified otherwise in your approval letter, you must begin construction within 6 months of approval and must complete construction within 12 months from the start of construction; otherwise, approval shall lapse, and compliance with the provisions of Article V will again be required.
- Application Fee: The Association does not currently charge a fee for ARC requests.
- Processing: Upon receipt of a complete request, the ARC intends to respond within 30 days and often provides approval within a week.
- “In the event the Architectural Review Committee fails to approve or disapprove any plans within sixty (60) days of receipt of the plans and the review fee, if any, such plans shall be deemed disapproved.”
- Delinquent Accounts: Delinquent accounts may not receive ARC approvals, until all owed amounts are paid.
