The 2024 Annual Meeting of The Trails at Beech Creek Homeowners Association, Inc. will be held on MS Teams at 7:00 PM on Tuesday, November 12, 2024. While the primary purpose of the annual meeting is to elect candidates to fill expiring positions on the Board of Directors, the agenda includes the following major items:
1. Elect a candidate to the one (1) open Board position (term: Jan. 2025 – Dec. 2027)

2. Vote on proposed amendments to our governing documents

3. Approve a budget for the Association for 2025

- All members are encouraged to review the proposed 2025 budget and provide input before the meeting, to ensure sufficient time to address any feedback

If we do not have a member quorum on November 12th, the Association intends to invoke the procedure in item (6) of Maryland Code, Real Prop. § 11B-111, whereby the members present in person or by proxy may call for an additional meeting at which the members present in person or by proxy will constitute a quorum. The additional meeting will be held virtually, on MS Teams, at 7:00 PM on December 3, 2024. The link will be sent out if we do not have a quorum at the initial meeting.
