DESCRIPTION:The 2025 Annual Meeting of The Trails at Beech Creek Homeowners Association\, Inc. and the monthly open Board meeting will be held virtually\, via Zoom\, at 7:00 PM on Tuesday\, December 16\, 2025. \n\n\n\n\nJoin Meeting\n\n\n\n\nZoom Meeting ID: 817 7637 8326Passcode: 812637 \n\n\nAgenda\n\n\nCall to order at 7:00 PM\n\n\n\nEstablish quorum of the members and the Board\n\n\n\nFinancial report\n\n\n\n2025 in review\n\n\n\nBoard election\n\n\n\nBoard discussion & voting items\n\nMeeting minutes\n\n\n\n2026 nominating committee\n\n\n\n2026 budget\n\n\n\n\n\nProperty management update\n\n\n\nCommunity events update\n\n\n\nOpen resident forum\n\n\n\nAdjourn by 8:30 PM\n\n\n\n\n\nThe primary purposes for the meeting include: \n\n\n\n\nElect candidates to the two open Board slots (term: Jan. 2026 – Dec. 2028)\n\nAll members in good standing may vote.\n\n\n\nSubmit nominations here by October 18th.\n\n\n\nVote before 8:00 pm on Dec 16th\n\n\n\n\n\nApprove a budget for the Association for 2026\n\nWhile only the Board votes\, all members are encouraged to review the proposed 2026 budget and provide input before the meeting.\n\n\n\n\n\n\nIf we do not have a member quorum on December 16th\, the Association intends to invoke the procedure in item (6) of Maryland Code\, Real Prop. § 11B-111\, whereby the members present in person or by proxy may call for an additional meeting at which the members present in person or by proxy will constitute a quorum. The additional meeting will be held virtually\, via Zoom\, at 7:00 PM on January 6\, 2026\, using the same link.
